ZANZIBAR, EAST AFRICA
Pongwe beachfront — the calm east coast.
Zanzibar is not a discovery story anymore. It has a Stone Town capital that is a UNESCO World Heritage site, direct long-haul connections from London, Dubai, Doha, Frankfurt, and Johannesburg, and a growing volume of international arrivals from the Gulf and East Africa. It is two hours from Nairobi by air, forty minutes from Dar es Salaam. The island is on the radar of serious international buyers — and has been for some time.
The east coast is a different part of that market. Lower density, less commercial, defined by a quality of beach and light that the north coast stopped having when development caught up with it. No bars on this stretch, no noise after dark, no competing development visible from the waterline.
Pongwe is on this stretch. East-facing, reef-sheltered, long tidal beach, calm clear water through most of the year. Seasons Lodge has operated here since 2010. The Residences sit on the same site.

Built for this climate and coastline.
Zanzibar sits six degrees south of the equator, with temperatures holding between 25 and 32°C year-round. The east coast benefits from a consistent ocean breeze that moderates humidity through the hotter months.
Two monsoon seasons shape the calendar — the long rains from March to May, and the shorter rains in November. Outside these windows, the east coast runs in near-continuous dry conditions. The managed rental programme operates year-round, with the occupancy model accounting for both peak and shoulder periods.
For owners, June through October and December through February are the primary visit windows — dry, clear, and at the height of regional travel demand.
Owner visit windows and rental occupancy assumptions are covered in full in the investment pack.
The east coast has developed differently — lower density, longer-stay guests, a repeat-visitor profile that reflects a different kind of attachment to the island.
Zanzibar has moved from a niche destination to a recognised one over the past decade, and the east coast is following that trajectory from a lower base. The guest who returns to this stretch of coastline is not choosing by accident — and that profile is not incidental to the investment case. It is the investment case.

Island infrastructure has its realities. Power supply, water pressure, and connectivity on Zanzibar are not uniformly reliable across the market, and a development that does not address this directly is leaving rental performance and owner experience exposed.
Seasons Residences is built with backup power, an independent on-site water system, and dedicated fibre connectivity with 4G failover — baseline product, specified because the operating environment requires it.
Full infrastructure specification is available to registered buyers.

Stay Before You Buy
Most off-plan buyers make a decision based on renders, floor plans, and a site visit that ends before sunset. We've left that option open, but we've also kept something else available.
A small number of rooms at the original Seasons Lodge remain in use for prospective buyers — not as a show home, but as operational lodge rooms on a working site.
You arrive, you stay, you wake up on the east coast facing the Indian Ocean. You eat breakfast where the lodge has been running for fifteen years.
It is the clearest possible picture of what you are buying — the location, the light, the management in operation, the standard of the product. Very few off-plan developments can offer this. We can.
Stays are available by arrangement for registered buyers. 48 hours' notice required.
