The Investment Case
Every residence projects 14% net or more; the Founders studio, at the US$118,000 entry, 20.5%. Base case, Year 2 onwards: 72% occupancy on conservative room rates for a managed beachfront residence; the owner's 65% share after the furniture reserve, less electricity, water, maintenance and service charge; measured on price plus furniture pack. Projections, not guaranteed.
Model output, not guaranteed. Before owner tax, financing and insurance. How the figures are built →
Ownership built around absence.
This is ownership designed around absence — a structure where the asset performs between visits because it was built from the outset to do exactly that.
Forty-seven beachfront residences across four typologies. One management operation. One pooled rental model. The investment pack sets out the model in full.
The numbers, with their workings.
How the projections are built, and what the owner receives and pays.
How the rental programme works
Every residence is let through the managed rental pool; there is no opt-out. A furniture reserve is taken from rental revenue first — nil in the first year, 4% from the second — and the remainder is shared 65% to the owner and 35% to the operator. The operator's share pays for distribution, management, reception and guest operations. Income is pooled and shared by each residence's reference nightly rate and the nights it is available.
What the owner pays
Each residence is metered. Electricity is billed at the Seasons Lodge tariff: energy at parity with the ZECO domestic rate, plus a disclosed standing charge for backup supply and metering. Water and sewerage are billed on the meter at a tariff that covers supply and treatment. A maintenance charge and the service charge that runs the building and grounds complete the costs. All are deducted quarterly from the owner's distribution, on one statement.
Occupancy and rates
The projections use 72% occupancy and room rates set conservatively for a beachfront, professionally furnished and managed residence, against the rates four-star hotels achieve on the east coast.
What the figure measures
Net yield is the owner's share less owner costs, divided by the unit price plus the Signature furniture pack. Figures run from the second year, before personal tax and financing. They are projections on the assumptions stated here. Income is not guaranteed and there is no rental guarantee.
The full workings
Unit-by-unit figures, the cautious and downside cases and the owner-cost schedule are in the Buyers Pack, sent on registration.

Every name on this project has a delivered track record on this island or this coast. No first-timers.
Ubunifu Ltd
Seasons Residences is conceived, designed, and delivered by Ubunifu — a developer-principal with 34 years of hospitality and development work in Zanzibar and Tanzania.
Ubunifu develops and holds. The same hands that sell the residences operate the asset, permanently accountable for what they build.
Seasons Lodge
The rental programme is run by the Seasons Lodge management team — operating hospitality on this exact site since 2010.
The same team will run the residences as one operation with the Lodge, from the day they open.
BAO Construction
An architect-led practice that has spent the past decade designing and delivering hotels, resorts, and residences on Zanzibar — drawing on the island's heritage and its tropical setting.
Founder Lucas Oteyza made the island his home in 2015 and his practice's sole focus since. Design and delivery under one roof, BIM-coordinated.
Drift Design
An East African interiors team grown out of two decades in African hospitality — the award-winning redevelopment of Kaya Mawa on Lake Malawi, and the design of the Latitude Hotels Group, the boutique city hotel and members' club collection operating across the continent.
Drift specifies every residence at Seasons and designed the three furniture packs — materials chosen for climate, finishes that hold through guest rotation, sourced through local artisans.
Three areas buyers ask about. Answered in full.
This is titled property. 99-year leasehold, registered in your name.
Seasons Residences is held on a 99-year leasehold Unit Title — registered in your name, transferable, mortgageable, and governed by Zanzibar's condominium property framework. This is not a timeshare. It is titled property with a management structure designed around how it will actually be used.
Owners keep 28 nights a year (outside of pre-blocked periods). Every residence participates in the managed rental pool — there is no opt-out — with income pooled and shared by each residence's reference nightly rate and the nights it is available, irrespective of which specific units were rented. You do not carry the operational burden of a self-managed holiday home.

THE EXIT
Built to sell again.
Most coastal property is easy to buy and hard to leave. Seasons is structured so the exit is in place before you enter.
TITLE THAT TRANSFERS
A 99-year leasehold Unit Title, registered in your name — transferable and mortgageable under Zanzibar's condominium framework. Selling is a conveyance.
PRICING RISES WITH EACH RELEASE
Studios open at $118,000 in the Founders release. Each release that follows is priced above the one before it, across all three phases.
AN ASSET KEPT SALEABLE
The refurbishment reserve is applied to the property throughout the hold. The residence a future buyer inspects has been maintained to hospitality standard from day one.
A RESALE CHANNEL IN PLACE
Resales are handled through the Seasons team. Your residence lists with its rental record attached, to an audience already buying on this coast.
The full resale framework is set out in the investment pack, available on registration.
Coastal permanence, not trend.
Zanzibar's tourism fundamentals are no longer speculative — arrivals have grown consistently over the past decade, direct airlift from Europe and the Gulf continues to expand, and beachfront inventory in the mid-market segment remains undersupplied relative to that demand.
Pongwe, on current development trajectories, is likely to remain one of the least-developed stretches of this coastline.
For buyers assessing where to place capital in coastal property, that combination of proven demand and constrained supply is the starting point. The Leisuredential model — ownership structured for participation rather than occupation — is the structure that makes it work in practice.

The developer, the platform, the framework.
